Rental Terms and Conditions:

  • If there is a cancellation 10 business days or more before the first booked day, the Studio will charge 50% of the studio rental fee to the Client, that is collected as the Studio Rent Deposit when the booking is made. If the cancellation is 10 business days or less before the first booked day, the Studio will charge 100% of the Total Rental (not including gear or lighting rental, or any other additional charges).

 

  • The Client agrees to provide a Certificate of Insurance for a minimum coverage of $2,000,000 Comprehensive General Liability. The certificate of insurance will need to specifically cover the Client’s legal liability, covering its employees, agents, independent producers, contractors, suppliers, equipment, and damage to the Studio premises and equipment. Additional Certificates of Insurance will be required for the following companies: 
    Peter Harvey Productions Inc. 
    Cinestir Productions Inc.

 

  • Any damages incurred to the Studio premises and/or equipment during the Client’s rental are solely the liability of the Client and solely the Client shall pay for all repairs and/or replacements. The Studio is not responsible for any loss, damage, or theft of any property of the Client, its suppliers’, or employees’ property.

 

  • The Client will be responsible both financially and lawfully for any false fire alarms it causes resulting in fire vehicle dispatch charges from the City of Toronto. The Client agrees to pay: $1,050.00 CDN + HST for these charges.

 

  • The Client agrees to ensure the security of the unit during the rental period, to lock the studio premises upon exit from the unit and to notify the Studio representatives. Any loss, damage, or theft of any property due to improperly locking the studio is the sole the liability of the Client and solely the Client shall pay for all repairs and/or replacements. The Client also agrees to not leave doors fixed open in any manner at any time, without a physical attendant at said door.

 

  • The Client also agrees to notify the Studio in writing of the use of exotic animals, automobiles, hazardous materials, stunts, explosives, and pyrotechnics prior to the booked days. The Client agrees to maintain and follow all requirements of the Occupational Health and Safety Act of Ontario pertaining to their shoot, to obtain all applicable permits/licenses and must supply an insurance certificate to cover said perils.

 

  • The Client agrees remove all tape from the studio unit floor, remove sets, set pieces, props, equipment not belonging to 1984 Studios Inc., organic or inorganic materials such as wood, dirt, foliage, foams, and any other materials used during the rental dates in the rented spaces prior to leaving studio on the final booked day. Failing that, the Client agrees to pay extra cleaning and/or storage charges as may be required (minimum $250). There will be no fee for normal garbage removal, but excessive garbage may incur a fee of up to $200/dumpster.

 

  • Limited parking is available, but is not guaranteed. Two (2) parking passes are included in the daily rental in a first come, first serve basis. Street parking is available on nearby streets and is the sole responsibility of the Client.

 

  • The Client agrees to have no illicit drug use on the premises, nor any excessive alcohol consumption.

 

  • The Client agrees to not use spray painting within the studio premises unless specific permission is obtained in advance. Overspray, sanding, and clean-up will be charged to the Client.
